1. Purpose and Validity

These terms and conditions govern the booking and sale of services provided by Leo Brothers S.r.l., with registered office at Via Fratelli Rosselli 32, 20090 Pieve Emanuele (MI), VAT/Tax ID 13562150964.
A booking becomes binding only after confirmation by the property and receipt of the required payment. The rates shown are valid at the time of booking and may change until final confirmation.

2. Payments

At the time of confirmation, the full payment of the stay is required, unless otherwise specified in the selected rate plan.
Payments can be made via instant bank transfer or credit card.
Failure to make payment within the specified time frame will result in the automatic cancellation of the booking.

3. Cancellations and Modifications

Cancellation and modification policies are detailed in the rate plan selected during the booking process.
After the deadline indicated, or in the event of a no-show, the total amount of the stay may be charged.
Requests for modifications are subject to availability and must be approved by Leo Brothers S.r.l.

4. Check-in, Check-out, and Stay

Check-in and check-out times are indicated in the booking confirmation.
Guests agree to respect the indicated times and to use the accommodation and common areas in compliance with the law and good conduct.
It is strictly forbidden to smoke inside the apartment or to organize parties, events, or photo/video shoots without the prior written authorization of the company.

5. Damages and Security Deposit

Guests are responsible for any damage caused to the property, furnishings, or equipment during their stay.
Any damage will be assessed by an appointed expert and will result in full reimbursement or a charge to the credit card provided as a guarantee.
A security deposit may be required at the time of booking or check-in and will be refunded after inspection of the accommodation.

6. Limitation of Liability

Leo Brothers S.r.l. shall not be held liable for theft, loss, damage to personal belongings, or service interruptions caused by force majeure, technical failures, weather events, or actions by third parties beyond its control.

7. Personal Data Protection

Personal data provided by guests will be processed in accordance with EU Regulation 2016/679 (GDPR) and used exclusively for the management of bookings and related activities.

8. Jurisdiction

For any disputes concerning the validity, interpretation, or execution of the sales and booking contract, the Court of Milan (Italy) shall have exclusive jurisdiction.
